1. Definitions
- Platform: SpotInn, including its website, apps and services.
- Host (landlord): the owner of a rest house, or the person authorised to manage it, who lists it on the platform and receives its bookings.
- Guest (tenant): anyone who searches for, books a rest house or orders a service through the platform.
- Service provider: anyone offering event and hospitality services (such as photography, catering or setup) through the platform.
- Store: the host’s or provider’s own page on the platform, with their name, branding and links.
- Booking: an agreement between a host and a guest to use a rest house for a set period at a set price, organised through the platform.
2. What the platform does
The platform is a technology intermediary that organises the relationship between hosts, guests and service providers and makes it easy for them to reach each other and book. The platform does not own, operate or rent out any rest house. Every listed rest house is owned and managed by the host shown on its page, together with a link to their store.
The rental agreement is made directly between the host and the guest. The platform’s role is limited to displaying information, receiving requests and organising the booking, payment and notification steps.
3. Accounts
- Users must be 18 or older and provide accurate, up-to-date information.
- You are responsible for keeping your password confidential and for all activity on your account, and must tell us immediately about any unauthorised use.
- The platform may ask you to verify your mobile number or email before you can book or order.
4. Booking and confirmation
- Sending a booking request does not confirm it. A booking is confirmed once the host accepts it and any required payment, deposit or receipt is provided within the time shown on the booking.
- If the payment or receipt deadline passes, the request may be cancelled automatically and the dates released.
- Guests should review the rest house details, dates, capacity, price and cancellation policy before sending a request.
5. Prices and payment
- Hosts set their prices, seasonal rates and required deposit, which are shown on the rest house page and the booking summary.
- Payments are made using the methods available on the platform or agreed with the host. Guests should keep proof of payment.
- Discount codes are subject to their own conditions and validity, set by the host or the platform depending on the code.
6. Cancellations and refunds
Cancellations and refunds follow the host’s or provider’s policy shown at the time of booking. The platform helps both sides communicate, and only guarantees refunds for amounts it collects directly.
7. Guest obligations
- Respect check-in and check-out times, the stated capacity and the host’s instructions.
- Take care of the rest house and its contents, and bear any damage caused by you or your companions.
- Comply with the laws of the Kingdom of Saudi Arabia and public decency.
- Do not sublet the rest house or use it for any purpose other than the one agreed.
8. Host obligations
- Keep the information, photos, prices, amenities and availability calendar accurate and up to date.
- Hold the legal right to rent out the rest house and any required licences.
- Hand over the rest house as described and ready for use at the agreed time.
- Respond to requests and enquiries in good time, and honour confirmed bookings.
9. Integrated services and providers
Service providers are independent of the platform and are responsible for the quality and delivery of their services. The host obligations on accurate information and honouring confirmed orders apply to them too.
10. Subscriptions and stores
Hosts and providers get their store and their quota of rest houses and services according to their subscription plan. They are responsible for their store’s content, including text, photos, logos and links, and for having the right to use it.
11. Reviews and content
Reviews must be honest and based on a real stay or service. They are moderated, and the platform may hide any content that is abusive, misleading or breaks these terms.
12. Privacy and data protection
The platform processes personal data in line with the Saudi Personal Data Protection Law, and only shares with the host or provider the guest data needed to complete the booking or order.
13. Limitation of liability
The limits of the platform’s liability are set out in the Disclaimer page, which forms part of these terms.
14. Suspension and termination
The platform may suspend or close any account, or hide any rest house or service, if these terms or applicable laws are breached, or to protect other users.
15. Changes to these terms
These terms may be updated from time to time. Continuing to use the platform after an update is published means you accept it. The date of the last update is shown at the top of this page.
16. Governing law
These terms are governed by the laws of the Kingdom of Saudi Arabia, and its competent courts have jurisdiction over any dispute arising from them.
17. Contact
